<h1>Social housing rent increase 2026,</h1>

<p>The rent for social housing increases every year on 1 July. The amount of the rent increase depends on your income and the rent you currently pay.</p>

<p>Each year, the Dutch government sets the maximum rent increase. <h2 class="seperated">On 1 July 2026, Lieven de Key may increase the rent as follows:</h2>

<ul>
	<li>A maximum of 4.1% if the basic (net) rent is € 350 or more per month.</li>
	<li>A maximum of € 25 if the basic (net) rent is less than € 350 per month.</li>
	<li>A maximum of € 50 for upper-middle incomes and a maximum of € 100 for high incomes.</li>
</ul>

<h2>Lieven de Key uses the following breakdown</h2>

<h2>Self-contained homes</h2>
<p>Tenants of self-contained homes with a lower rent receive a higher percentage increase than tenants with a higher rent. For tenants receiving housing allowance, a large part of the increase is compensated.</p>

<h2>Rooms and shared homes</h2>
<p>Tenants of non-self-contained homes who qualify for housing allowance receive a higher increase. This is largely compensated by a higher housing allowance.</p>

<h2>Income-related rent increase</h2>

<p>If you have an upper-middle or high income, you will receive an income-related rent increase. This rent increase depends on the number of people in your household and your combined annual income for 2024. The Tax and Customs Administration determines your income category. Because the final income figures for 2025 are not yet known, the Tax and Customs Administration uses your income from 2024.<br />

<h3>Where will the rent increase go?</h3>

<p>We need the rental income to maintain, improve and build new homes. In the incoming years, we will deploy extra people and resources to make our homes more sustainable. Lieven de Key’s ambition is to improve all homes with energy labels E, F or G by 2028 at the latest. By making them more energy efficient, we contribute to keeping housing costs affordable. This is becoming increasingly difficult because the cost of maintenance increases every year. By raising the rent, we can continue to maintain all homes well and make them more sustainable.</p>

<h2 class="seperated">Maximum rent for your home</h2>

<p>Each rental home gets points based on its quality. This depends on features of your home, such as its size, property value (WOZ value), and energy label. The more points your home has, the higher the maximum rent may be. These points are calculated using the government’s housing valuation system.<br />

Lieven de Key makes sure your rent does not go above the maximum allowed rent. Do you live in a listed building or a new-build home? Then your maximum rent may be higher than usual. This is because of an extra charge.<br />
